What is being sealed

Sealing is what keeps a concrete surface looking the way it did on handover. Unsealed concrete is porous, and in a coastal climate like Tauranga it takes on water, oil, wine, salt and everything else that lands on it.

Grinding Dynamics seals interior floors, garages, driveways, patios and public surfaces with eco based or solvent based systems, selected against the environment the surface sits in.

Eco based sealers

Water carried, low odour and fast to return to service. These are the default for occupied homes, apartments, schools and any interior where the smell of solvent is a problem or the room needs to be usable the next day.

They penetrate the surface and cure inside the concrete rather than forming a heavy film, so the floor keeps a natural look and the sheen comes from the polish rather than from a coating sitting on top.

Solvent based sealers

Solvent carried sealers penetrate deeper, hold colour longer and stand up better to ultraviolet and weather. They are the choice for driveways, exterior paving, lakefront surfaces and commercial floors under heavy traffic.

They need a longer ventilation and cure window, which we schedule around occupancy. On exterior work in the Bay of Plenty we also watch the forecast, because sealer applied ahead of rain does not cure properly.

Preparation decides the result

A sealer is only as good as the surface it goes onto. Dust, laitance, efflorescence and old coatings all stop penetration, and a sealer applied over them will blotch or peel.

We grind or clean the surface first, let the concrete reach the right moisture state, then seal. On resealing work we test a small area to confirm what the previous product was before adding anything over it.

Resealing and maintenance

Interior polished floors typically hold their seal for years with nothing more than neutral pH washing. Exterior surfaces work harder and generally want attention on a shorter cycle, particularly where they face salt air or standing water.

We will tell you plainly when a surface needs resealing and when it does not. A floor that only needs a proper wash gets a proper wash.

Common questions

How long before I can walk on a sealed floor?

Light foot traffic is usually possible within a day for eco based systems. Furniture and full use take longer. We give exact times for the product used on your floor.

Will sealing change the colour of my concrete?

Penetrating sealers deepen the tone slightly, much like the look of concrete when it is damp. We can show this on a sample before committing.

Do driveways in Tauranga need sealing?

Sealing helps considerably with oil staining, salt exposure and general weathering. Exposed aggregate driveways in particular hold their appearance much longer when sealed.

Can you seal a floor another contractor laid?

Yes, once we have inspected it and identified any existing coating. Compatibility is confirmed with a test area before the full application.
